A data-driven analytics and valuation platform developed for an investment advisory firm operating in the UAE real estate market. The firm tracked performance of 2,800+ properties in its client portfolio and evaluated new investment opportunities. Market data was gathered manually from disparate sources, valuation processes relied on Excel-based models, and did not reflect current market conditions.
We built a data collection pipeline that aggregates data from the Dubai Land Department (DLD) REST API, the Abu Dhabi DARI platform, and custom web scraping layers. The collected data is processed using XGBoost and LightGBM models; we produced an Automated Valuation Model (AVM) that evaluates 47 variables including location, area, floor, year, and nearby amenities. Users can perform market trend analysis on an interactive dashboard, track portfolio performance, and run scenario-based investment simulations.
